Background

Sager Group acquired the sweeping 4.5 acre site for Islington Square, which initially housed the Northern District Royal Mail Sorting Office, as well as other surrounding buildings, including many associated with Royal Mail.

Before we could acquire and amalgamate these buildings and consolidate them into our design vision for the site, Royal Mail required a new building in an alternative location in the region to operate from.

The Scheme

Sager Group sourced and acquired property in New North Road for Royal Mail to relocate to, allowing us to acquire and amalgamate the former sorting office and the surrounding buildings for the completion of the project.

In order for our planning strategy to be commercially viable for the area, we had to ensure that the operation of shops, restaurants and leisure facilities within the development was allowed. This meant the project required the zoning for Islington Town centre to be altered, which Islington Council fulfilled following our application.

The development spans a rich mix of uses, including 356 homes, a 50,000 square foot gym, a 5-screen luxury cinema, 2-stage theatre, 100,000 square feet of retail and commercial space, private and communal gardens and a 7,500 square foot Zen garden – all set in the heart of Islington, a prime real estate location populated generously by elegant Georgian streets and squares.

Features

The Grade II listed Post Office fronts Upper Street, and acts as a pedestrian entrance route to the large mixed use conversion and extension of the precinct.

Another entrance off Upper Street leads to the other shopping arcade through to a grand, tree-lined boulevard at the core of the development where many of the development’s commercial and residential areas are situated.

The original Edwardian façades are complemented by the curves of the contemporary architecture, which differ in style but match the spirit of the old.

The principal building to the west provides large loft-style apartments that celebrate the building’s original features, including high ceilings, tall sash windows and ornate external detailing.

An additional floor of penthouses provides access to roof gardens, individual pools and far-stretching views of the London skyline.

Among the many shops, cafes and restaurants within the development, notable commercial tenants currently operating within Islington Square include Third Space, Maggie & Rose, Omnom and Odeon Luxe & Dine.
